Growth In The Magic Valley

New U.S. Census Bureau figures show that the Twin Falls -Jerome county area is one of the fastest growing small urban centers in the country.
The Twin Falls area saw a two point four increase from June 2006 to June 2007.
If you enjoy hearing numbers then as of 2007 - the combined population of Twin Falls and Jerome counties is over 93,000 people.
That ranks the growth of the twin falls area 29th among the nation's micropolitan areas.
Shawn Barigar Says, "certainly the more people that live here, the more services we have, shopping, amenities, those types of things."
If we focus in on Twin Falls County -- Jeff Blick with Westerra Real estate says based on last year's data - twenty-four percent of all new single family home sales were within the 120 to 160 thousand range.
Part of the attraction to the county is that you can find a decent home for 120,000 - whereas you could not even find a tear down somewhere else for that same price.
The county also saw an increase in the average price home as it jumped from 152,000 in '06 to 168,000 in '07.
Jeff Blick Says, "Since 2006 to now, we're actually experiencing some appreciation, even with all the attention given to a declining value market across the nation."
According to the multiple - in February of 2007 sixty-four new and existing homes were sold in the county and 651 total active listings.
In February of this year - there were 795 total listings and only fifty-nine sold.
More homes were available this year -- but not as many buyers.
Now Blick says things are starting to turn around.
Blick Says, "we're having a normal effect right now where things are just back on track and we had a slow January and February, but things have picked back up to where as far as historical data goes, it going to be one of the best years on record."
